Central District’s Calandrino, CCIM’s Active 4th Quarter at Her Beyond Commercial Office

Amy Calandrino, CCIM, of Beyond Commercial, a commercial real estate firm headquartered in Winter Park, reports busy Q4 2018 sales and leasing activity:

  • In October, Calandrino represented the buyer, Heatwole Law Firm, LLC in a $484,000 (1632 SF) building sale located at 1500 E. Robinson Street, Orlando, FL 32801. The seller was the Fighter Law Firm, P.A.  The buyer’s principal Lauren Heatwole’s law firm – Heatwole Law Firm, P.A. — will occupy the property.  Heatwole Law Firm, P.A. was established in 2012 to bring a new spirit of justice wherein their team brings a personalized focus to the client while delivering compassionate legal justice.
  • Also in October, Calandrino represented the buyer in an acquisition of a Milk District property.

Calandrino represented the buyer, Van Den Abbeel Wolheim Pass LCC in a $573,000 (3420 SF) building sale located at 116 & 200 Bumby Avenue, Orlando, FL 32803. The sellers, Marilyn S. Perez and Marilyn Santizo-Perez were represented by Vincent Wolle, CCIM, SIOR of Results Real Estate Partners, LLC. The buyers’ principals Michael Van Den Abeel and Kristen Wolheim will expand their current business – Mosaic Hair Studio and Blowout Bar – to the additional location. Mosaic Hair Studio and Blowout Bar is a boutique hair salon located near Virginia and Mills in downtown Orlando. The husband and wife team of Mike and Kiri, both being stylists themselves, realized their dream of opening their own salon in June of 2004.

  • In November, Amy Calandrino represented 1950 Monte Carlo LLC in a $557,000 (5300 SF Industrial / 1.55 AC Land / 2156 SF Office) building and land purchase located at 1950 Monte Carlo Trail, Orlando, FL 32805. The seller, Lewis Eugene French, was represented by David J. Murphy, MAI, SIOR, CCIM and Monica Perez Wonus, CCIM with CBRE, Inc. Advisory & Transaction Services Industrial & Logistics.

The buyer’s principal Lance Merritt’s company – Merritt Contracting Corporation – will occupy the property. Merritt Contracting Corporation, a licensed State of Florida General Contracting Company, has been in business for over 11 years. Based in Orlando, they specialize in commercial construction and are fully licensed to undertake any building project.

  • In December, Amy Calandrino, CCIM and Commercial REALTOR®, Sandi Harrison of Beyond Commercial represented Holm Enterprises, LLC in a 5 year lease of a 4,800 SF office/warehouse located at 8249 Parkline Blvd, Suite 200, Orlando, FL 32809. The Landlord was Buckhead-Airport Commerce Center LLC. The tenants, Steven and Kasee Holm of Holm Enterprises, LLC, will occupy the office and operate their business, Designs Unlimited, from the location. Designs Unlimited provides direct to business and wholesale dye sublimation and screen printing services.
  • Also in December, Calandrino represented Viable Engineering, LLC in a multi-year lease of a 17,190 SF office located at University Tech Center, 12501 Research Parkway in Orlando. The Landlord, Tower Realty Asset Management, was represented by Tiffany Zullo of Tower Realty Partners, Inc. The tenants, Viable Engineering Solutions, LLC will occupy the office to operate their industrial research & development and prototype development business from the location. With construction in the office already underway, Viable Engineering Solutions, LLC plans to create a cutting edge concept to completion facility in the space.
